Aging Population of United States will Provide Strong Demand of Healthcare


The aging U.S. population is expected to provide strong demand for health care. This includes all property types including medical offices and clinics. The impact that it will have is related to all MOB real estate types.


According to the U.S. Census Bureau, 1 in 5 residents will be age 65 or older by 2030. In fact, by 2034, there will be more people aged 65 or older than there will be those that are under the age of 18. It marks the first time in the history of our county that this will be true.


Statistics show that healthcare real estate is only going to increase over the next several years. The sector is well-insulated from the current mortgage market turmoil and has shown that it is resistant to market and global influences. Here is some interesting data:


- 5 - individuals with an age of 65 or older visit the doctor five times per year or more

- 80% - healthcare demand requirements among senior citizens

- 65+ - the average age when senior citizens need healthcare the most
